TO WHOM IT MAY CONCERN AND TO ALL PERSONS INTERESTED:
Notice is hereby given that at 5:30 P.M. on Tuesday, May 7th, 2024 the Bolivar Board of Adjustment will meet at City Hall, 345 South Main Avenue, Bolivar, Missouri, to consider the following:
An application for a Variance, submitted by 3L Investments LLC.
The Variance requested, is from the City of Bolivar Zoning Regulations, Article III Designation of Districts, Boundaries and District Regulations - Section 410.130 "R-3" Two-Family Dwelling District - D. Intensity of Use Regulations and F. Yard Regulations. Section 415.030 Minimum Design Standards -D. Lots. The request, if granted, would allow the applicant to construct two-family dwelling(s) on lot(s) containing an area of less than four thousand square feet per family, build within the yard setbacks, and have a lot depth less than one hundred feet.
As provided in the Zoning Regulations of Bolivar, Missouri, the above application will be discussed and considered by the Board of Adjustment and all persons interested in said matter will be heard at this time concerning their views and wishes, and any protest against the Variance will be considered by the Board.
If special assistance is required, please notify the office of the City Clerk at least twenty-four (24) hours before the day of the public hearing.
